Park River Oak Estates Board of Directors Open Meeting Minutes

Members Present: Marguerite Elia, President, Ron Colton Vice-President, Greg Watanabe, Treasurer, Julie Kawaye, Director-at-Large, Jack Schroeder, Secretary.

1. • Numerous places on the roof that are in the shade have grown moss that is thick and dangerous.  The Board will get quotes for moss treatment and gutter cleaning.  Paul K is the roof repairman. The next gutter cleaning and roof inspection should be in fall 2017.

• • The old trellis was entirely rotten, not 25% salvageable as first estimated, the new trellis is 100% new and reinforced.

• • Work on the roads will not begin this year and was not deemed urgent by an expert’s evaluation.  The delay in road work was unanimously approved by Board.

• • Work on two new roof leaks, dry rot, and slipped tiles will be briefly delayed until the moss issue is resolved.   But we have committed to complete the roof repairs before the rainy season begins, or no later than the end of September.

Closed Executive Session 5:00 p.m.

1. • The renters responsible for the clubhouse squatters will move out on August 31.  The clubhouse will reopen October 1, under strict rules.  The owners paid $850 to repair damage.

• • The Yeager trial is currently set for December 5th at 8:30am.  A mandatory mediation settlement conference will precede the trial at the Hall of Justice in Sacramento.  A full quorum is mandatory for both; a minimum of three board members must attend both.Attorneys Eugene Haydu and possibly Bruce Inman will meet with the Board to talk about the Yeager case this fall.

• • Paladin fees increased from $1800/mo to $2700/mo.  The Board voted to reduce service to 4 times a day to save money.

• • The November 2016 minutes were approved.
