OPEN MEETING AND EXECUTIVE SESSION
8:00 P.M. VIA ZOOM MINUTES
MEMBERS PRESENT: Marguerite Elia, Brent Cho, Tim Morse, Jack Schroeder
Meeting started at 8:00 p.m.
Tim Morse has agreed to be Board Vice President. Unanimous vote in favor of Tim’s appointment to the Board.
- MAILBOX SECURITY
We’ve had 2 mailbox break in the past year. Mail carriers have failed to lock the boxes at least twice. We will investigate a cage with a keypad to surround the mailboxes.
- POOL RENOVATIONS
Pool will open late this year due to four months of severe bad weather and a slow inspection process.
- ROOF REPAIRS
There were six roof leaks this year due to ongoing construction defects. Gutters and downspouts will need to be replaced in half of the repairs.

CLOSED EXECUTIVE SESSION
- Three lawsuit updates
May 18th is the Yeager court date based on a summary judgment to extend the 2018 ruling in our favor.
The illegal-rental homeowner continues to be defiant, but now that the case has been escalated to court, the homeowner has back-pedaled a few pieces of his extreme lying under penalties of perjury. He will be required by the courts to pay a portion of our legal fees for causing two years of hardships.
Illegal grant deed fraud lawsuit was filed in December 2022. Defendants were attempted to be served but the only active address found was the developer’s.
The meeting was adjourned at 9:06 p.m.
