1. EV Charging Stations
CIVIL CODE 4745 REQUIRES that the name of a licensed contractor hired by the private homeowner be disclosed to the HOA Board of Directors BEFORE WORK BEGINS. We need to be provided with the name of the contractor’s business and to approve the scope of the work to install an EV Charger, by law.
The homeowner must supply the HOA with written proof of their extra private insurance every single year.
CC&R sec 6.19 prohibits homeowner from doing anything to increase the HOA insurance policy rates or liabilities. The private homeowner must take out liability insurance of at least $1 million with the Park River Oak HOA named as additionally insured on the homeowner’s policy per California laws.
The city has recommended that no more than 30 amps is possible for an EV charger inside our homes since our total household capacity is only 125 amps. Higher amps would over-burden the electrical system. Full disclosures from individual homeowners considering EV chargers must be first provided to the HOA Board of Directors.
Reminder: August 25, 2024 will be the HOA membership meeting for parking/road rules, and new election rules.
