PARK RIVER OAK ESTATES HOMEOWNERS ASSOCIATION

BOARD MEETING MINUTES

Board of Directors Present:            Marguerite Elia, President

Eric Olsen, Vice President

Alvina Tzang, Secretary

Board of Directors Absent:             Liz Dare

Member(s)/Guest(s) Present:           None

WELCOME:  A Board of Directors Meeting for the Park River Oak Estates Homeowners Association was called to order at 4:00p.m. at the Clubhouse.

FIRST ORDER OF BUSINESS—Pool and Clubhouse Pass

Due to the trespasses and vandalism at the pool and clubhouse, All-Phase Security recommended the use of pool/clubhouse passes in order to assist and facilitate their security enforcement on the property.  Pool/Clubhouse passes will be issued to all owners and renters currently residing on the property who have previously completed the owner/renter profiles.  Owners/renters utilizing the facilities in the swimming pool and clubhouse must keep the Pool/Clubhouse passes in their possession at all times.

Written rules governing the use of the swimming pool and clubhouse will be mailed for the second time to individual homeowners and renters when the Pool/Clubhouse passes are issued.

All members present voted in favor of the issuance of Pool/Clubhouse passes.

 

SECOND ORDER OF BUSINESS—Parking Enforcement

There are several outdoor parking stalls located on the property that are too small for full-size vehicles.  All members present voted in favor of labeling those parking stalls in question as “Compact.”  In the future, over-sized vehicles parked in compact stalls will be towed.    A brief discussion ensued about the lack of work, or assistance on this matter, on the part of our Landmark ltd. Manager.

THIRD ORDER OF BUSINESS—Flooding at 7792 Park River Oak Circle

Resident at 7792 Park River Oak Circle reported flooding in the utility area due to a damaged sprinkler directly in front of the unit.  The flooding resulted in damages to the wall, carpet, and bookshelves in the utility area.

All members present voted in favor of performing repair and compensating the owner for any property that was damaged as a result of the broken sprinkler.

FOURTH ORDER OF BUSINESS—Retaining Attorney for Legal Consultation

All board members voted in favor of retaining an attorney (Eugene Haydu) for consultation regarding HOA obligations and to discuss potential remedies to the construction defect issues with our buildings.

ADJOURNMENT:  Meeting was adjourned at 4:39p.m.
