Park River Oaks Estates Open HOA Board meeting minutes

Attendees:

Marguerite Elia, President

Darrell Hamamoto, Secretary

Eric Olsen, Vice President

Greg Watanabe, Treasurer

Quorum was met

  1. Motion to approve the placement of a lien on two dues delinquency collection cases, one parcel number is 031-1470-050 and the second is for G-7712.
  2. Payment planMarguerite Elia met with a third homeowner and received his agreement to enter into a payment plan to catch up on his dues. ASAP Collections has badly neglected his and all of our cases that they handle.
  3. Tree maintenance..Marguerite reported on a major portion of the oldest Oak tree breaking and blocking an entire street and private driveways in the middle of the night. Emergency removal and pruning fee cost us $1,600. All of our Oak trees are overdue for pruning and may break in a similar catastrophic manner. Board unanimously approved the tree pruning bid not to exceed $4,800, to cover all of our many major trees.
  4. The Board voted unanimously in favour of scheduling our Annual meeting on November 18, 2012.
  5. Marguerite asked the Board to consider eliminating the services of Terminix next year as it is not a HOA obligation. Marguerite was asked to instead find out the costs for reducing the service and report back to us.
  6. Next meeting will be October 24th 7:00pm
  7. Meeting adjourned at 8:00pm.
